When you have decided that you want to sell your home, unit or investment property, to encourage potential buyers.
With my experience I can make an independent assessment of your property, as an outside observer, with an honest and unbiased opinion my observations and critique can be very beneficial. Remember first impressions do make a very important impact when making a decision to purchase. I can recommend cost effective improvements to increase the value of your property.
The energy in a house is very important; "We have heard and felt that the energies felt good and that is why we purchased the property". One of the most important things about selling your property is energy of the home or unit and you tell by the reactions of people viewing your property. If they linger and take their time looking around then you know that the energies are good. if people rush in and out and don't take the time to investigate the whole property, then you know you have a problem and this where I can really help.
Things I focus on when doing an independent assessment are;
How tidy are your yard and gardens.
The condition of the fence surrounding your property.
The potential safety issues with power lines in view of your property.
The state of repair of staircases, if any.
Conditions of security doors and screens.
Focus on the small details throughout the property, eg- paint, repair of the walls, door and window sills, water pressure, conditions of toilets, bath, showers, taps, and much more.
How to make potential buyers feel welcome when viewing your property.
How to change the energies in the house and unit.
Whether there is a need to have a handyman or painter brought in to do any minor repairs.
Check for any unpleasant odours.
Is the property well-lit, and put recommendations in place.
Is each room over-cluttered.
Have the carpets and property professionally cleaned for the new owners, as this leaves good karma in the house.
Deliver the keys and any other documents for fixtures to the solicitor or conveyancor so settlement can be completed!
Advice When Purchasing a Property;
These are steps that should be considered when seeking to purchase your first
home or investment property.
Compare mortgage
brokers, they will do the work of finding you the best loan to suit your life styles eg;
competitive fixed or veritable interest rates, monthly fees, redrawing
facilities, extra repayments facilities that will save you money.
Obtain pre-approval for the loan before going to auction or property hunting.
Review your options and costs before making a decision on how to purchase any property.
I recommend doing inspections in the middle of the day to assess the inside temperature of the property, and early evening to check out noise and neighborhood motor and foot traffic going past your front door.
Future developments in and around that suburbs. eg phone and internet coverage, road or housing developments.
Enlist a solicitor or conveyancing firm to prepare and review any legal documents and survey reports pertaining to the purchase.
What are the costs of council and water rates, body corp. fees, .
When all parties have signed the contract, contact your mortgage broker, so they can start preparing your loan documents of the purchase and any insurance needed for the purchase of the property.
Request a building inspection, plumbing, electrical and pest report, and survey report if necessary.
Your solicitor will ask you for monies to begin searches and surveys compulsory under state government law before settlement.
Beware of the cooling off period if you change your mind and not to be penalised. Allow enough time for all inspections and surveys to be completed.
After all inspections are completed to your satisfaction and your loan is approved. The contract is now unconditional.
Start organising your removalist, packing boxes, wrapping paper and other packing supplies, arrange disconnection and re- connections of electricity, gas, phone, pay TV, internet connections, newspaper delivery and change of address on your house & contents insurance.
Notify your change of address at the post office and electoral roll, have your mail re-directed, while you are notifying all concerned.
Organise a final inspection on the morning of the settlement to ensure the property is in good repair ready to move in to and that the inclusions in the contract are there.
Organise to collect the keys and any other documents for fixtures from the solicitor or conveyances on completion of settlement.
